Why a premium shingle matters in Florida

Cheap shingles fail fast on the Gulf Coast.

Standard 3-tab shingles were built for mild climates, not 100-degree summers, salt air, and named storms. The cheapest bid usually means a 25-year warranty shingle that gives up at year 12. We default to Atlas Pinnacle Pristine because it solves the three problems Florida homeowners actually face: wind, algae, and warranty hassle. If you want a different brand, we install it. If you want our recommendation, this is what goes on our own roofs.

What's Included

Every shingle replacement covers the full system, not just the top layer.

Our Process

Four steps from first call to final inspection.

1

Free roof inspection

Josh or a senior estimator climbs the roof, checks the deck, and photographs every problem area. You get the photo report the same day. No trip fee.

2

Color and warranty walk-through

Pick from 16 Atlas Pinnacle Pristine colors. We bring sample boards to the house so you can see how Coastal Granite or Pewter looks against your stucco in real Florida sun.

3

Tear-off and installation

Crew arrives at 7 AM. Tear-off, dry-in, and field shingles typically wrap in 2 to 3 days on a single-family home. Dumpster on-site, magnetic sweep every evening.

4

Final inspection and warranty paperwork

County passes the final, you get the warranty packet, and we file your wind mitigation form. Photo-verified completion report from Josh closes out the job.

Wind mitigation

How a new shingle roof can lower your insurance premium

Florida homeowners who install a qualifying roof system are eligible for wind mitigation discounts that can reduce the wind portion of their homeowners insurance premium. The savings are real: the My Safe Florida Home program reports average annual savings of around $900 per year for homes that receive mitigation upgrades. The mechanism is a standardized inspection called a Wind Mitigation Verification Inspection.

The OIR-B1-1802 form

Every wind mitigation inspection in Florida produces a completed OIR-B1-1802, the Florida Uniform Mitigation Verification Inspection Form published by the Office of Insurance Regulation. Insurers are required to apply credits based on the results. The form evaluates six categories: OIR-B1-1802 form via floir.com

  1. Building code: Whether the home was built or re-roofed under the Florida Building Code (post-2002 or post-2007 enhanced provisions)
  2. Roof cover: The type of roofing material and whether it meets the high-velocity hurricane zone product approval standard
  3. Roof deck attachment: Nail size and spacing used to fasten the sheathing to the framing
  4. Roof-to-wall connection: Whether clips, single wraps, double wraps, or structural connections tie the roof to the wall system
  5. Roof shape: Hip roofs score higher than gable roofs because they present less surface area to wind from any direction
  6. Opening protection: Whether windows, doors, and skylights meet impact-resistance or wind-borne debris standards

How long the inspection is valid

A wind mitigation inspection on a new roof is valid for 5 years before it must be renewed. Citizens Property Insurance confirms the 5-year validity period on their policyholder FAQ. Citizens Insurance wind mitigation FAQ

When to schedule the inspection

The best time is immediately after the final roofing inspection passes and the permit is closed. At that point the deck attachment and roof cover are documented and the inspector can verify them directly. Waiting longer does not disqualify you, but scheduling it while the job is fresh means no second trip to the attic and no delays filing with your insurer. We coordinate with a licensed wind mitigation inspector on every new shingle installation so you can submit to your carrier the same week the job closes.

FAQ

Shingle roof questions Florida homeowners ask us.

What shingle brands do you install?

Atlas Pinnacle Pristine is our default because of the 130 mph wind rating and Scotchgard algae protection. We also install GAF, CertainTeed, and Owens Corning on customer request. We help you pick based on wind rating, warranty, and the look you want for your home.

How long do shingle roofs last in Florida?

Quality architectural shingles installed correctly typically last 20 to 30 years in Florida, depending on sun exposure and storm history. Cheap 3-tab shingles in coastal Florida often start failing at 12 to 15 years. The shingle warranty is only as good as the install.

Why Atlas Pinnacle Pristine and not GAF Timberline?

Both are quality products. We default to Pinnacle Pristine because the Scotchgard copper granule technology is bonded into every shingle for the life of the roof, the HP42 nailing line reduces high-nailing failures, and the Lifetime Limited Warranty is transferable. If you specifically want GAF, CertainTeed, or Owens Corning, we install it without markup difference.

How long does a full shingle replacement take?

Most single-family homes are torn off and re-roofed in 2 to 3 days, weather permitting. Larger homes or complex roof lines may run 3 to 5 days. We give an exact timeline before the job starts and don't rush to fill the next slot on the schedule.

Will a new shingle roof lower my homeowners insurance in Florida?

It can, significantly. After installation, you can schedule a Wind Mitigation Verification Inspection, which produces a completed OIR-B1-1802 form that your insurer is required to use to calculate premium credits. The My Safe Florida Home program reports average annual savings of around $900 for homes that receive wind mitigation upgrades. The best time to schedule the inspection is immediately after your permit closes, so you can submit to your carrier at the next renewal cycle.

Do you finance shingle roof replacements?

Yes. We work with Ygrene and Synchrony Bank so qualified homeowners can finance the project and start work right away. We can walk you through the application during the estimate visit.

Are you licensed and insured?

Yes. Coastline Roofing is a Florida Certified Roofing Contractor, license CCC1331076, fully insured. Locally owned and licensed in Florida for 10 years with 2,000+ roofs completed across Manatee, South Pinellas, and South Hillsborough.
