Do you fix leaks during the rainy season?
Yes. We respond same-day for active leaks and can tarp the roof to stop water damage while we schedule the permanent repair.
How long is the repair warranty?
1-year workmanship warranty on roof repairs unless otherwise noted in the contract. Manufacturer coverage on materials passes through in full.
How do I know if I need a repair or a full replacement?
We will not push a replacement when a repair makes sense. After the inspection we show you photos of the problem areas and walk through both options. Repairs are right when damage is isolated. Replacement makes sense when the deck, underlayment, or shingle field is failing across the whole roof. If it is borderline, we tell you that too.
How fast can you respond to a leak?
We answer every call we can, and if we miss it, you get a callback the same day. Active leaks get scheduled ahead of routine work. Emergency tarping is available to stop interior damage while we schedule the full repair.

Do you repair tile and metal roofs, or only shingle?
We repair all three. Tile repair, including cracked or slipped concrete and clay tile, is one of our specialties. We also repair standing seam and exposed-fastener metal roofs (rusted screws, popped fasteners, storm-loosened panels).
Will my insurance cover the repair?
It depends on the cause. Storm and hurricane damage is typically covered after your deductible. Wear-and-tear repairs are usually not. We document the damage with timestamped drone photos so you have what you need either way for a claim.

Does Florida require a full roof replacement if more than 25% of the roof is damaged?
Yes. Florida Building Code Section 706.1.1 requires that if a re-roofing project affects more than 25% of the total roof area, the entire roof must be brought up to current code rather than patched. That threshold is one of the first things we check on every repair inspection, because it determines whether a repair is code-compliant or whether a full replacement is the correct path.
