What makes you different from the bigger roofing companies?

We are locally owned and we don't overload the schedule. Every job follows a crew checklist and Josh reviews detailed photo reports daily, so quality is documented start to finish. A lot of "local" Florida roofers have been bought by private equity. We are not one of them, and we never will be. Read more on the about page.

Do you handle commercial buildings?

Yes. We install and repair flat roofs, metal systems, and coating systems for commercial properties across the Gulf Coast. We schedule around your business hours: early starts, weekends, or phased installs as needed.

Do you repair gutters?

Yes. We repair gutters for homeowners across our service area: rehanging separated sections, patching leaks at seams and end caps, replacing damaged sections, and re-sloping gutters that have pulled away from the roofline. No deposit required on gutter repairs.

Do you offer free estimates?

Do you finance roof replacements?

Yes. We work with Ygrene and Synchrony Bank so qualified homeowners can finance the project and start work right away.

What payment methods do you accept?

Cash, check, credit card, Zelle, Venmo, and financing through Ygrene or Synchrony.

Do you require a deposit?

Will my insurance cover emergency tarping?

Most homeowner policies cover emergency tarping after a covered loss. We can document the damage with photos for your claim.

Will a metal roof lower my insurance?

Process & Scheduling

How long does a roof replacement take?

Most single-family homes are torn off and re-roofed in 1 to 3 days, weather permitting. We give an exact timeline before the job starts.

How fast can you respond to an emergency leak or storm damage?

We answer every call we can, and if we miss it we call you back the same day. Emergency tarping is available to stop interior damage while we schedule the full repair.

Do you fix leaks during the rainy season?

Yes. We respond same-day for active leaks and can tarp the roof to stop water damage while we schedule the permanent repair.

Can you work around our business hours?

Yes. We schedule commercial work to minimize disruption: early starts, weekends, or phased installs as needed.

What should I expect on installation day?

The crew arrives early, typically by 7 AM. We stage materials in the driveway and start tear-off. Debris is loaded into a dumpster on-site as we go. By end of day, the new underlayment and field shingles are typically on. We do a magnetic sweep for nails before leaving each day and a full cleanup sweep when the job is done. You'll get photos of the completed work from Josh.

Warranty & Guarantee

What kind of warranty do you offer?

5-year workmanship warranty on all roof replacements, and 1-year warranty on roof repairs unless otherwise noted. Manufacturer warranties on shingles, metal, and tile are passed through in full.

How long is the repair warranty?

How do I know if I need a repair or a full replacement?

We won't push a replacement if a repair makes sense. After the inspection, we'll show you photos of the problem areas and walk through both options with you. Repairs are the right call when damage is isolated. Replacements make sense when the deck, underlayment, or overall shingle system is failing across the whole roof. If it's borderline, we'll tell you that too.

Do you handle permits?

Yes. Coastline pulls every required permit and handles all inspections with the county. You don't need to coordinate anything on that end. We manage it start to finish and make sure the final inspection passes before we close out the job.

Materials & Maintenance

What roofing material is best for Florida?

It depends on your home style, budget, and how long you plan to stay. Architectural shingles are the most common and most cost-effective for Florida homes. Metal lasts 40+ years and handles wind better than any shingle. Tile looks great and can last 50+ years with proper underlayment. We will give you an honest recommendation based on your specific situation, not on which product has the best margin for us.

What shingle brands do you install?

Most of our shingle roofs go on with Atlas Pinnacle Pristine, our default. We also install GAF, Owens Corning, and CertainTeed on customer request. We help you pick based on wind rating, warranty, and the look you want.

How long do shingle roofs last in Florida?

Quality architectural shingles installed correctly typically last 20 to 30 years in Florida, depending on sun exposure and storm history.

Is metal roofing worth it in Florida?

For many homes, yes. Metal stands up to hurricane-force winds, sheds heat better than shingle, and can last 40+ years.

How long do tile roofs last?

Concrete and clay tile roofs commonly last 50+ years. The underlayment usually needs to be replaced before the tile does.

Can you repair broken tiles without replacing the whole roof?

Yes. We replace broken tiles, fix flashing, and re-bed ridge tiles without tearing off the whole roof when the underlayment is still sound.

How long does a roof coating last?

Most coating systems last 10 to 15 years and can be re-coated to extend the roof's life again without a full replacement.

Do coatings really cut cooling bills?

Reflective coatings can lower roof surface temperatures significantly, which often reduces AC load on Florida homes and commercial buildings.
