Is the roof inspection actually free?
Yes. Inspections across our primary Florida service area are free with no trip fee, no diagnostic fee, and no obligation to hire Coastline for follow-up work. We earn the job by being honest, not by charging at the door.
How long does a roof inspection take?
Most inspections take 30 to 60 minutes on site. The drone flies in 10 to 15 minutes for an average roof, and the rest of the time goes to checking penetrations, flashing, and the attic where access is available.
Do you provide a written report?
Yes. You get a written report with photos labeled to each problem area, sent directly to you. Useful for your records, your insurer, your real estate agent, or for getting other quotes.
Can I use the report for insurance?
Yes. For storm-damage claims we provide timestamped drone photos and a damage scope in the format adjusters expect. We have stepped in on insurance deadlines other roofers could not meet.
Do you do 4-point inspections for insurance?
We provide the roof condition documentation that supports a 4-point inspection. The full 4-point form (covering electrical, plumbing, HVAC, and roof) is typically completed by a licensed home inspector. Our written roof report is what they need on the roof side.
Should I get an inspection before I sell my home?
It is one of the best moves you can make. A documented roof condition report removes a major buyer objection and prevents surprise concessions during the buyer's inspection.
How often should I have my roof inspected in Florida?
Once a year on a Florida home, ideally before hurricane season. If your roof is over 10 years old, also after every named storm.
What areas do you cover for free inspections?
Our primary inspection area is Manatee County, South Pinellas, and South Hillsborough: Bradenton, Palmetto, Lakewood Ranch, St. Petersburg, Tampa, Riverview, and the surrounding cities. See our full service area for the complete list.
