How Much Does a Metal Roof Cost in Florida?

Fixr's Florida cost data (updated January 2025) puts installed metal roofing at $6.50 to $13 per square foot. For one standard 3,000 sq ft standing seam reroof in the Sarasota/Fort Myers market, the 2025 Cost vs Value Report lists $53,458, against $34,028 for asphalt shingles. These are market figures; every Coastline job is quoted individually after a free inspection.

Metal quotes can look steep next to shingles, and online prices sit so far apart that it's hard to tell a fair number from a padded one. Below is what each cost guide actually says, what its number measures, and what moves a real Gulf Coast metal quote up or down.

What do Florida cost guides say a metal roof costs?

Fixr's Florida cost data (updated January 31, 2025) puts installed metal at $6.50 to $13 per square foot. HomeGuide (November 21, 2025) says a Florida metal roof costs $7,100 to $38,000 on average.

Each guide measures something different. The Cost vs Value figure is one fixed, fully trimmed job on a rectangular hip roof with two skylights: tear-off to bare wood, an ice-barrier membrane at the edges, premium synthetic underlayment, and 3,000 square feet of standing seam with matching drip edge, gable trim and vented ridge flashing. Treat it as one benchmark job, not a typical range.

As a hypothetical, on a 2,000 square foot roof, Fixr's Florida range works out to $13,000 to $26,000. Measure roof area, not floor area.

Standing seam or exposed fastener: what's the price difference?

Standing seam costs more in every guide that prices both. HomeGuide's national figures (November 21, 2025) are $9 to $16 installed for standing seam and $5 to $12 for corrugated and other exposed-fastener panels.

These are market ranges, not Coastline prices. Your estimate prices your roof after a free inspection.

The difference buys fewer holes. Standing seam hides its fasteners under the raised seams. Exposed-fastener panels are screwed through the face, so every screw head sits out in the sun, rain and salt air. HomeGuide's corrugated metal guide says concealed fasteners are more difficult and costly to install.

We install both, built for hurricane wind ratings. On a house you plan to keep, standing seam usually earns its premium.

Price drivers

What else moves the price of a metal roof?

Panel thickness, steel or aluminum, roof shape and deck condition. Dollar figures here are cost-guide ranges, not our prices; every Coastline job is quoted individually after a free inspection.

Panel thickness (gauge)

A lower gauge number means thicker metal, and thicker costs more. HomeGuide (November 21, 2025) prices 24-gauge metal at $3 to $7 per square foot and 26-gauge at $1.50 to $5, material only, not installed.

Galvalume steel or aluminum

Standard panels are usually Galvalume steel. Close to salt water, many steel warranties stop applying and pricier aluminum takes over. More below.

Roof shape and trim

The Cost vs Value job prices in matching drip edge, gable trim and ridge flashing. A roof cut up by hips, valleys and dormers needs more trim than long, open planes.

Tear-off and deck repairs

Fixr's Florida page puts tear-off at about $1 per square foot for standard materials, up to $4 for heavier ones. Damaged deck wood only shows once the old roof is off.

Underlayment and code

On homes permitted before March 1, 2002, Florida Building Code, Existing Building, Section 706.7 calls for extra deck nailing where needed and a secondary water barrier at reroof. More work, but it can help your wind mitigation report.

Permits

Fixr's Florida page says permits typically cost $400 to $1,000, depending on location. Look for the permit as its own line on your quote.

Salt air

Do I need aluminum panels if I live near the water?

Often, yes. Steel (Galvalume) panel warranties can exclude homes close to salt water, so houses near the Gulf or a bay often need aluminum, which costs more.

Panel maker Metal Sales excludes "areas within 1500 feet of salt water, marine atmospheres or salt spray" from its AZ55 Galvalume warranty. Other makers set their own terms, so read the warranty for the exact panel before comparing steel prices.

Angi's national standing seam page (updated May 30, 2026) lists aluminum at $11 to $18 per square foot installed, against $10 to $16 for steel. Those are national market ranges, not our prices; we quote each coastal roof individually after a free inspection.

Hardware counts as well: on Anna Maria Island and Longboat Key we use stainless steel or coated fasteners and corrosion-rated flashing as standard. Our guide to roofing a home near the water goes further.

Cost over time

Is a metal roof cheaper over the life of the roof?

It can be, if you stay long enough. Standing seam metal lasts about 30 to 50 years here and an architectural shingle roof about 15 to 22, so it turns on how long you'll own the house.

The Metal Roofing Alliance, the metal industry's trade group, says to count on 30 to 50+ years. InterNACHI warns that hot climates drastically reduce asphalt shingle life.

Run your own numbers: divide each price by the years you expect to live under that roof. Selling before a shingle roof would wear out? Shingles likely cost you less, and they recoup a bigger share at resale. Staying well past 22 years? You'd be buying another roof while a metal one still had life left.

Insurance

Will a metal roof lower my insurance?

Not just because it's metal. Florida's wind mitigation form asks whether the roof covering meets the building code, and permitted shingle, tile and metal can all give the same answer. Where a new roof can help is deck nailing and a sealed deck.

On form OIR-B1-1802 (Rev. 04/26), question 4 lists metal alongside shingle and tile, question 5 covers roof deck attachment, and question 8 covers a sealed roof deck (secondary water resistance). A permitted tear-off can improve those answers on any material. Citizens Property Insurance's roof covering credit lists FBC-equivalent shingles, clay tile and "all other FBC-equivalent roof coverings," with no separate metal credit, and applies only to the wind portion of the premium.

Roof age is where metal differs from shingles. Citizens asks for proof of at least five years of remaining life on shingle-type roofs older than 25 years, but on hard roofs, metal included, not until 50.

How much is a metal roof per square?

A roofing square is 100 square feet. As a unit conversion, Fixr's Florida range of $6.50 to $13 per square foot is $650 to $1,300 per square, installed. Angi's national standing seam page (updated May 30, 2026) gives $400 to $3,000 per square. Both are market figures; we quote your roof individually.

Is a 5V crimp metal roof cheaper than standing seam?

Usually, yes. 5V crimp is an exposed-fastener panel. HomeGuide's corrugated metal guide (national, byline dated April 5, 2023) puts exposed-fastener roofs at $5 to $12 per square foot installed, and says 5V crimp panels cost the most of that group and resemble a high-end standing seam roof, but with exposed fasteners. That's a market range, not our price; ask us to price both for your roof.

How much more does metal cost than shingles in Florida?

On the same Florida page, Fixr (updated January 31, 2025) puts installed asphalt shingles at $4.50 to $10 per square foot and metal at $6.50 to $13. Both are market ranges, and every Coastline job is quoted individually after a free inspection.

Is there a metal roof price for Bradenton or Sarasota?

No guide we checked publishes a Bradenton figure. The closest local numbers are the 2025 Cost vs Value Report's Sarasota and Fort Myers job costs (identical in both cities) and Angi's Tampa figures above. None is our price; a free inspection gets you a written quote.
