Can My Safe Florida Home Pay for Roof Work?

Yes, when the program's inspector recommends it. My Safe Florida Home can pay up to $10,000 toward three roof upgrades: stronger roof-to-wall connections, stronger roof deck attachment, and secondary water resistance, plus a new roof covering when it is part of that work. Since July 1, 2024 you can hire any Florida licensed contractor, roofing contractors included.

The grant comes from the state, the rules changed again in 2026, and one wrong step, like starting work early, can cost you the money. Here is what the program pays for, who qualifies, the steps in order, and where a roofer fits in.

What it pays for

The roof work the grant can pay for

Florida law lists three roof upgrades the grant can pay for: stronger roof-to-wall connections, stronger roof deck attachment, and secondary water resistance. In 2026 the Legislature added replacing the roof covering to that list. The grant only pays for an upgrade when the program's first inspection recommends it, and the final inspection has to confirm it was done.

Here is how the program applies that to a new roof. The cost of a new covering counts when it is needed to do one of the three upgrades. You pick the covering, shingle, tile or metal, but the whole pitched roof, the whole flat roof, or both have to be replaced. A new covering on its own, without one of the three upgrades, does not qualify. Patches and partial repairs never do.

What counts as secondary water resistance

A backup layer under the roof covering that keeps water out if the covering blows off. The program's guide says a double layer of felt or synthetic underlayment counts. Hot mop, tar, a single layer of felt, or peel-and-stick laid over another underlayment do not.

The grant tops out at $10,000, and the program's own new roof sheet says most full roof replacements cost more than that. Plan for the grant to cover part of the job, not all of it.

Who qualifies

A homestead you live in

A single-family home on its own lot that you own, live in, and have a homestead exemption on. Built on site, not a mobile or manufactured home.

Detached, or a townhome

Detached homes qualify, and so do attached homes up to three stories. Townhomes used to be limited to windows and doors. The 2026 law opened roof grants to them.

Built before 2008

The home has to be built before January 1, 2008, as shown on your county property appraiser's website.

Insured for $700,000 or less

The insured value of the home has to be $700,000 or less. Your declarations page shows it.

Low or moderate income

Grants now go only to low and moderate income households. Under state law, low income is at or below 80 percent of the median income and moderate is under 120 percent, using the state or local median, whichever is higher.

A program inspection first

The home needs a free inspection through the program within the 24 months before you apply. A private wind mitigation report does not count.

The steps

How a roof grant works, start to finish

The order matters. Work that starts before the grant is approved is not paid, so the roof comes after the approval, not before.

  1. Get the free inspection

    Apply on the official My Safe Florida Home website. The program sends its own inspector and posts the report, with the upgrades it recommends, to your account.

  2. Apply for the grant

    You opt in, then fill out the grant application. It asks for the name and state license number of the contractor you plan to use, and the program checks that license.

  3. Wait for approval

    Do not start the work, or even pull the permit, until the grant is approved. A permit issued before approval makes the job ineligible.

  4. Do the work, with permits

    The contractor does the recommended upgrades and pulls the permits. The program recommends progress photos during the job, which matters for things like the underlayment that you cannot see once the roof is on.

  5. Close permits and book the final inspection

    Once every permit is closed, you request the final inspection. You get one chance at it, and it has to be requested within 18 months of the grant approval.

  6. Get paid

    You send the final report to your insurance company and request the payment. The check is mailed to you, not the contractor. A matching grant pays you back and needs a paid-in-full invoice. A low income grant does not need one, and you pay the contractor directly.

Is it open right now?

Yes, as of October 8, 2026, but money is first come, first served

The program's help center says it is now accepting applications. That page was last updated August 17.

The Legislature did not add new money for the year that started July 1, 2026. It carried forward the money left over from last year, about $378 million, most of it for grants. The program hands out grants first come, first served, and opens to groups of homeowners in stages, so check the official My Safe Florida Home website before you count on the money.

Common questions about My Safe Florida Home roof grants

Do I have to use an approved My Safe Florida Home contractor?

No. The program stopped keeping a contractor list in 2024. You can use any Florida licensed contractor whose license covers the work. You put the contractor's name and license number on your grant application, and the program checks it.

Will My Safe Florida Home pay for a new roof?

It can pay toward one. A new covering counts when it is needed to do a recommended upgrade, like secondary water resistance or better deck attachment, and the whole roof is replaced. A new covering by itself does not qualify, and the grant tops out at $10,000.

Can I get the grant for a roof I already replaced?

No. Work done or in progress at your first program inspection is not paid, and neither is work started before your grant is approved.

Who gets the grant check?

You do. The program mails the check to the homeowner after the final inspection. With a matching grant you pay the contractor first and send a paid-in-full invoice. With a low income grant you pay the contractor directly when the check arrives.

How much do I have to pay with a matching grant?

You pay $1 for every $2 from the state, up to $10,000 from the state. Low income homeowners can get up to $10,000 with no match.

Can townhomes get a roof grant?

Yes, since the 2026 law. Attached homes up to three stories now qualify the same way detached homes do. Condos, mobile homes, rentals and second homes do not.

Do I need an insurance discount to get paid?

No. You have to send the final report to your insurer and share their answer, but the program says you do not need to get a discount to receive your payment.
