Roofing Services in Venice, FL

Venice sits about 18 miles south of Sarasota on the Gulf Coast with a housing mix unlike any other city in Sarasota County. Venice Island carries 1950s and 1960s Mediterranean-style homes with clay tile and original or first-replacement shingles. South Venice is a large mid-century subdivision of CBS block homes on aging shingle stock, many of them on their third or fourth roof cycle. To the east, Grand Palm and Wellen Park represent the city's growth edge: newer concrete tile communities with their own set of installation-era defects showing up as builder warranties expire. Hurricane Ian made landfall near Fort Myers in September 2022, about 60 miles south, but Venice took sustained tropical-storm-to-Category-1 winds before the eye crossed the coast. A significant share of Venice Island and South Venice homes are still carrying unresolved Ian-era damage or inadequate patch work from the post-storm contractor rush. Coastline works the Venice-to-Englewood corridor with full Sarasota County permit handling. Free drone inspection, no trip fee. License CCC1331076.

What we do in Venice

Every roofing service Coastline provides across Venice, FL

Venice Island tile, South Venice shingle stock, and Wellen Park's new concrete tile communities each require a different approach. We know all three.

Most common in South Venice

Shingle Roofing

South Venice is one of the largest concentrations of mid-century shingle roofs in Sarasota County, with most homes built between 1955 and 1980. These roofs are on their third cycle and sometimes fourth. Our default installation is Atlas Pinnacle Pristine: 130 mph wind rated, Scotchgard algae resistance for Gulf Coast humidity, Atlas Lifetime Limited Warranty on materials. Drone inspection before every quote, photo documentation through completion.

Tile Roofing

Venice Island's 1950s and 1960s Mediterranean homes carry clay and concrete tile with underlayment that is well past service life on many properties. Wellen Park and Grand Palm are concrete tile throughout. We repair, re-underlay, and replace tile across all Venice communities. Historic barrel profiles sourced from specialty Florida distributors when original tile needs to be matched.

Metal Roofing

For Venice homeowners who want a single long-term roof: standing seam metal rated for 40-plus years, hurricane-grade wind resistance, and reflective surfaces that reduce cooling loads through Gulf Coast summers. Venice Island and South Venice waterfront and near-waterfront homes are strong candidates. Wind mitigation documentation provided for your insurance discount.

Storm Damage Repair

Venice took tropical-storm-to-Category-1 winds from Ian in September 2022 before the eye made landfall farther south. A meaningful share of Venice homes are still carrying Ian-era damage or inadequate repairs from the post-storm rush. We inspect with drones, document every item for your Sarasota County insurance claim, and move fast on coverage timelines. Free storm-damage inspection, same-day tarping when the roof is open.

Storm damage repair →

Emergency Tarping

When a storm or sudden failure opens your Venice roof, every hour of delay adds interior damage. We run a 24/7 emergency line and provide same-day tarping across Venice, Nokomis, and Englewood in most cases. Damage is documented with photos for your insurance claim. Most homeowner policies cover emergency tarping after a covered loss.

Roof Maintenance

Annual maintenance on Venice tile and shingle roofs catches the small failures, cracked mortar, lifted field tile, failed pipe boots, valley debris buildup, before they become repair bills or voided warranties. Why Venice is different

What every Venice roofing contractor should know, and most don't

Sarasota County Building Department, located on Ringling Blvd in Sarasota, processes permits for all of Venice including Venice Island, South Venice, and the eastern growth communities. Coastline pulls Sarasota County permits regularly and knows the inspection process, the plan review staff, and what each inspector looks for at rough-in and final. Every qualifying repair or replacement requires a permit before work starts. Venice Island properties have additional considerations around flood zone requirements near the Intracoastal Waterway, and some Venice Island homes fall within FEMA Special Flood Hazard Areas that affect material specifications and deck requirements. We handle the permit application, coordinate inspection scheduling, and deliver the signed final to you in writing. You do not manage any part of the process.

Venice Island and South Venice are two entirely different roofing markets on the same stretch of road. Venice Island, the historic barrier island downtown, has higher land values, older Mediterranean Revival architecture, and a meaningful share of clay and concrete tile from the original construction era. Many of these homes have had one re-underlayment; some have never been touched. The tile itself is often in serviceable condition, but the underlayment beneath it is well past its design life. South Venice is a large unincorporated community east of the Intracoastal, primarily mid-century CBS block homes with shingle roofs. It has one of the highest concentrations of aging shingle stock in Sarasota County. The diagnosis, material spec, and scope of work are completely different between these two housing types, even though they share a city name. A contractor who works mostly one area may not understand what they are looking at on the other.

Hurricane Ian made landfall near Fort Myers on September 28, 2022. Venice recorded sustained tropical-storm-to-Category-1-strength winds before the eye crossed the coast farther south. A significant portion of Venice Island and South Venice homes had shingles lifted, valleys displaced, or ridge caps blown off. The post-storm repair rush in 2022 and 2023 produced a lot of inadequate work: partial shingle replacements that left failed underlayment in place, improper flashing re-use, and repairs done without permits. The FL Statute 627.70132 filing deadline has passed for most Ian claims, but we still inspect Venice homes with Ian-era damage that was either patched incorrectly or never addressed at all. The Sarasota County permit record is public, and we can check whether any post-storm repair was permitted and whether it passed final inspection.

Wellen Park is one of the largest master-planned communities in Sarasota County, with construction running from 2019 through 2025 and continuing. Nearly all Wellen Park homes are on concrete tile. Construction-era installation defects, specifically improper nail patterns and insufficient underlayment lap at valleys and hips, are showing up in early inspections as these homes age past their first few years. If you bought in Wellen Park between 2019 and 2022 and have a roof concern, a professional inspection before the builder warranty expires is worth scheduling. Builder warranty coverage drops to zero on day one after expiration. Grand Palm, the earlier master-planned community to the west, is 10 to 13 years old and beginning to see the same early-wear patterns that concrete tile communities typically show at that age.

FAQ

Common questions from Venice homeowners

How long does a Sarasota County roofing permit take for Venice properties?

For residential replacements, Sarasota County Building Department typically processes a complete submittal within 5 to 10 business days, though current workload affects timing. Venice Island properties in flood zones may require additional documentation, which can add a few days to plan review. Full replacements and re-underlayments require a permit; targeted repairs generally do not. Coastline handles the entire permit process for Venice jobs: application, plan review responses, inspection scheduling, and final sign-off delivery. We know what the Sarasota County reviewers expect in the submittal package and get it right the first time.

My Venice Island home is older construction. Can you match original tile profiles?

In most cases, yes. The 1950s and 1960s Mediterranean homes on Venice Island use clay barrel tile profiles that may not be in current production from domestic manufacturers. For those homes, re-underlayment with the original tile retained is usually both cheaper and more historically appropriate: we lift every tile by hand, stack and photograph them by slope, install new synthetic underlayment, and reinstall the original tile. If tile is damaged and replacement pieces are needed, we source from specialty Florida distributors that carry historic clay barrel profiles. The right call depends on the condition of the existing tile, which the drone inspection determines before we write any scope.

I'm in Wellen Park. My roof was installed in 2020. Is it worth having it inspected?

Yes, especially before your builder warranty expires. Wellen Park homes built 2019 to 2022 are now entering the age range where construction-era installation issues, improper nail patterns, insufficient underlayment lap at valleys, missing hip and ridge foam closures, show up as the roof cycles through its first few seasons of heat and storm exposure. Builder warranty coverage ends on a fixed date, and anything discovered after that date is your cost. A free Coastline inspection takes about an hour, produces a written report, and gives you a clear answer on whether to pursue a builder warranty claim or not. There is no trip fee and no obligation.

How much does shingle roof replacement cost in Venice, FL?

Shingle replacement on a typical South Venice or Venice Gardens single-family home of 1,600 to 2,400 square feet runs roughly $11,000 to $17,000, depending on pitch, story count, material selection, and what the deck looks like once the old material is off. Tile re-underlayment on a similar Venice Island home with the original tile retained runs $13,000 to $20,000. Full tile replacement runs higher based on tile cost and profile availability. These are working estimates, not quotes. Your actual number depends on what the free drone inspection finds. Call (941) 896-7793 or text your address to (941) 345-0072 to get on the schedule.

My roof was repaired after Hurricane Ian. I have new leaks. What are my options?

New leaks after a post-Ian repair typically fall into one of three situations: the original scope was too narrow and left adjacent failures untouched, the repair materials or installation were below standard, or subsequent storm activity opened new damage beyond the original repair area. We inspect those roofs carefully and pull the Sarasota County permit record to verify whether the post-storm repair was permitted and whether it passed final inspection. If no permit was pulled, the repair may not have met Florida Building Code, and that changes the conversation with your insurer. The FL 627.70132 filing deadline has passed for most Ian claims, but your remedies against the repair contractor and through your homeowner policy are separate questions. We walk you through what we find at no charge.

Does Coastline work in Nokomis and Englewood too?

Yes. We work the full Venice-to-Englewood corridor without a trip fee. Nokomis (34275) is directly north of Venice and is part of our regular service area. Englewood (34223) to the south is also covered, though Englewood spans both Sarasota and Charlotte counties depending on the specific address. We pull permits in both counties and are familiar with the inspection requirements on each side of the county line. If you are on the border and not sure which jurisdiction applies to your address, text us your address and we will confirm before the inspection.
